Making Tax Digital (MTD)
MTD ITSA is a UK government mandate requiring landlords and sole traders to keep digital records and submit quarterly income and expense updates to HMRC using approved software. It replaces the existing annual Self Assessment process for income above the thresholds.
Yes. HMRC requires that all MTD submissions are made through HMRC-recognised software that connects directly to the MTD ITSA API. You cannot submit manually or via spreadsheet. LandlordSorted is HMRC-recognised software.
Wave 1: Landlords with gross income above £50,000 must comply from 6 April 2026. Wave 2: Above £30,000 from April 2027. Wave 3: Above £20,000 from April 2028. Quarterly submissions are due approximately one month after each quarter ends.
HMRC operates a points-based penalty system for MTD. Missing a submission earns penalty points. At a threshold number of points, a financial penalty of £200 is applied, with further penalties for continued non-compliance. LandlordSorted sends you deadline reminders.
Yes. LandlordSorted connects to the HMRC MTD ITSA API. The sandbox connection is live. Production credentials have been submitted to HMRC and are pending approval (typically 6–8 weeks). During the sandbox period, submissions return a sandbox confirmation reference. Users are informed of this clearly.
Pricing & Plans
Yes — permanently free, no credit card required, no trial period. HMRC mandates that all MTD software providers offer a free tier. The free plan includes MTD submissions for one property, income and expense logging, rent ledger, and compliance certificate tracker.
Pro costs £49/year — approximately £4.08/month. You get unlimited properties, receipt scanning via OCR, the running tax estimate with full-year projection, and an accountant-ready JSON export. HMRC has estimated that MTD compliance costs landlords £115/year on average — Pro undercuts that by more than half.
Yes. Cancel at any time and you will retain Pro access until the end of your current billing period. You will then revert to the free plan — your data is retained and you can continue using MTD submissions and the compliance tracker.
Product & Data
The free plan supports one property with full MTD functionality, rent ledger, and compliance certificate tracking. Upgrade to Pro for unlimited properties.
No. LandlordSorted does not process payments or access your bank account. Bank feed integration is planned for a future version but is not in the current product. You log income and expenses manually or via receipt scan.
All data is encrypted in transit (TLS) and at rest. LandlordSorted is UK GDPR compliant. We do not sell user data to any third party. Financial data is shared only with HMRC via the official API during submission.
Read-only accountant access is planned for v2.1 and is included in the Pro + Accountant plan (£89/year). Currently, you can export an accountant-ready JSON data pack on the Pro plan and share it with your accountant manually.
