Up and running
in under 10 minutes.

LandlordSorted was built for landlords who manage their own tax — not for accountants. Every step is deliberate and plain-English.

The setup walkthrough

01

Create your free account

Sign up with your email address. No credit card required. You are not committing to anything paid — the free plan is available indefinitely. The sign-up process takes approximately two minutes.

You will be asked for your email, a password, and your income tax band (basic rate 20% or higher rate 40%) — this is used only for your running tax estimate and is not shared with HMRC.
02

Add your properties

Enter each rental property. For each one, you can set up a tenancy — tenant name, monthly rent amount, rent due date, and tenancy start date. This one-time setup powers the rent ledger for the year.

Free plan supports one property with full MTD functionality. Upgrade to Pro for unlimited properties.
03

Log income and expenses throughout the quarter

As income arrives and expenses occur, log them in LandlordSorted. Landlord-specific categories are built in: letting agent fees, mortgage interest (with automatic 20% relief calculation), repairs, insurance, and more.

Pro users can scan receipts — OCR auto-categorises expenses so you are not typing manually. Free users log entries manually, which takes under a minute per entry.
04

Review and submit to HMRC with one click

At the end of each quarter, open the Quarterly Review screen. Your totals are aggregated and any anomalies flagged (for example, expenses exceeding 80% of income). When you are satisfied, click Submit to HMRC.

LandlordSorted submits directly to the HMRC MTD ITSA API. You receive a confirmation reference and an email receipt. The dashboard updates with your next quarterly deadline.
05

Track rent, certificates, and your tax estimate year-round

The first four steps handle your MTD obligation. But LandlordSorted is designed to be useful every month, not just at quarter-end.

Each month: mark rent received in one tap. Your compliance certificate dashboard shows what is coming up for renewal. Pro users see their running tax estimate update live as they log.

MTD quarterly deadlines

MTD ITSA requires four quarterly submissions per tax year. Miss a deadline and HMRC will issue a penalty. LandlordSorted reminds you automatically.
